Getting To Know Our Clients

The first step in finding your dream property is understanding your needs and preferences. We take the time to get to know you and your requirements through a personalised phone or Zoom consultation. This allows us to gain a deeper understanding of what you’re looking for in a property and provide expert guidance on the best locations and options available to you.

Sourcing A Property

Upon confirmation of your requirements, we will initiate the property sourcing process. This comprehensive search will involve reviewing our own extensive portfolio, as well as leveraging our relationships with the largest property companies on the Island of Corfu to access the majority of available property on the market. Due to the current high demand, we typically commence our search two weeks prior to your arrival to ensure timely access to properties before they are snapped up. We will curate a selection of suitable properties and present them to you for review. Once you have narrowed down your preferences, we will pre-arrange and schedule viewing appointments with one of our experienced agents accompanying you throughout the viewing process.

Conveyancing Process

As part of our comprehensive service, we will provide you with introductions to our network of trusted professionals, including lawyers, engineers, and notaries, to educate you on the conveyancing process. Throughout the transaction, we will remain actively involved, ensuring that you receive expert guidance and support at every stage, and that all necessary advice and guidance is provided to facilitate a smooth and successful transaction.

Subsequent Steps Following Price Agreement

Step 1: Private Agreement and Reservation Deposit

Once a mutually agreed-upon price is established, our company will draft a private agreement, which will be signed by all parties involved, including you and the seller, with Chase Real Estate Corfu acting as the intermediary. A reservation deposit of €5,000 will be paid to our business account, securing the property and removing it from the market.

Step 2: Due Diligence and Legal Checks

Upon signing the reservation agreement, your lawyer and the seller’s lawyer will collaborate to conduct necessary legal checks and gather relevant documents. Please note that if any unforeseen issues arise during this period, you have the right to cancel the agreement and receive a full refund of your deposit.

Step 3: Engineer's Report and Property Inspection

Once legal checks are complete, you will instruct an engineer to conduct a thorough inspection of the property, including reviewing mechanical documents such as topographic (plot plan) and floor plans to ensure they match the current property condition. The engineer will also provide a comprehensive building and condition report.

Step 4: Notarised Final Contract

Once all parties are satisfied with the results of the due diligence and inspection, we can proceed to a Notarised final contract. This process typically takes up to 12 weeks, although some cases may require additional time.

The Professionals: Roles and Influence

Lawyers - General cost of 2%+Vat

Lawyers in Corfu carry a lot of responsibility when assisting international clients purchase a property in Corfu. Their service is to assist you with your personal set up in Greece right through to the end of your property purchase.

Once a lawyer has power of attorney from you they are able to obtain your Greek tax number, open a bank account, set up utilities and sign contracts on your behalf. This makes the buying process from abroad seamless.

The lawyer will also assist with obtaining your Golden visa if this is required.

Their most important duty however is to ensure that the property you are buying is legally registered and to check all relevant contracts are in place. Their legal control is essential to a smooth transaction.

Engineer - General cost of €500-€1500+Vat.

An Engineer’s job is very important in the purchasing process, it is their responsibility to check the current condition of the property and provide a detailed report on this to you. 

With this they are also responsible to check the sellers mechanical documentation to ensure it matches the physical property. These documents include plot plans & floor plans.

Notary - General cost of 2%+vat 

A property purchase in Corfu cannot be done without a notary. Files from the lawyers and engineers are sent to the Notary to re-check and confirm all is in place. It is their duty to ensure that each property is conveyed correctly and is registered correctly. 

Upon verification of the complete documentation, the notary will draft a comprehensive contract encompassing all pertinent information and involved parties. This legally binding agreement will be executed by both the seller and the buyer, and subsequently authenticated in the notary’s office. Following this, the notary will proceed to register the contract with the appropriate state authorities.
