Our fee is 3% + VAT, and we operate on a no-sale, no-fee basis unless agreed otherwise. Your agent will take over and keep you updated on progress, viewings, feedback from potential buyers, and feedback from the market.

Once an offer is accepted, we move to:

Reservation of the Property
We will facilitate the creation of a reservation agreement, serving as a private contract between the buyer and seller, with our company acting as the intermediary agent. Enclosed is a sample of this agreement. To proceed, you will be required to sign the document and submit a €5,000 deposit to our business account. Upon receipt of the deposit, the property will be withdrawn from the market. This agreement is designed to safeguard the interests of both parties, as outlined within the document. The agreement has been provided in a separate email for your review.

Lawyers & Legal Control
Upon signing the reservation agreement by both parties and receipt of the deposit, we will inform your attorney and the seller’s attorney to initiate the conveyancing process. Once the legal formalities and the engineering report are finalized, we can then proceed to execute a notarized contract. The typical timeframe for these processes is approximately 12 weeks.

Lawyers – Generally 1% or less, subject to work required.
Lawyers in Corfu bear significant responsibilities when assisting property sellers. They are tasked with advising sellers and ensuring that all necessary documentation for the property being sold is complete and ready for conveyance.

A principal responsibility is verifying that the property is legally registered and reviewing all pertinent contracts. Their legal oversight is crucial to facilitating a seamless transaction.

Engineer – Cost is subject to work required
The role of an engineer is crucial in the sales process. They are tasked with assessing the property’s current condition and delivering a comprehensive report of their findings to you.

Additionally, they are responsible for verifying that the seller’s mechanical documentation accurately reflects the physical property. This includes reviewing plot and floor plans.

If necessary, engineers are also expected to update or amend any modifications to these plans.

Notary A property sale necessitates the involvement of a notary. Legal and technical documents submitted by lawyers and engineers are reviewed and verified by the notary to ensure the property’s correct conveyance and registration.

Once the documentation is confirmed to be complete, the notary drafts a detailed contract that includes all relevant details and parties involved. This legally binding agreement is signed by both the seller and buyer and is then notarized in the notary’s office. Subsequently, the notary registers the contract in the name of the new owner with the relevant state authorities.
