Once an offer is accepted

Reservation agreement

Once a price is agreed, Chase Real Estate Corfu facilitates the creation of a reservation agreement, a private contract between buyer and seller with CRE acting as intermediary. A reservation deposit of โ‚ฌ5,000 is submitted to our business account, and the property is formally withdrawn from the market. This agreement protects the interests of both parties and sets the foundation for a smooth conveyance.

Legal process

Once the reservation agreement is signed by both parties and the deposit received, both the buyer’s and seller’s lawyers are notified and the conveyancing process begins. Once legal checks and the engineer’s report are complete, the transaction proceeds to a notarised final contract. The typical timeframe for this process is approximately 12 weeks.

The professionals involved

Lawyer (general cost: 1% or less, subject to the work required)

Your lawyer ensures that all documentation relating to the property is complete, accurate, and ready for conveyance. Their primary responsibility is to confirm that the property is legally registered and that all contracts are correct and in order. Their involvement is essential to a clean, problem-free transaction.

Engineer (cost subject to work required)

The engineer assesses the current condition of the property and produces a detailed report of their findings. They also verify that all mechanical documentation, including plot plans and floor plans, accurately reflects the physical property, and update or amend any plans where necessary.

Notary

A notary is required for all property transactions in Greece. They independently review and verify all legal and technical documentation before drafting the final comprehensive contract. This legally binding agreement is signed by both parties in the notary’s office and is subsequently registered with the relevant state authorities in the name of the new owner.
